
For projects which have previously been refused planning consent, sometimes a better understanding of local planning policy and imaginative design solutions are needed to see revised plans approved and take that all-important step closer to starting a dream project.
We start by looking closely at what a client has previously submitted to find out the reason for refusal. Small changes can often be the key to success without compromising the design – window positions, access, parking or building height, for example.

After we obtained planning permission in 2015 to rebuild this client’s bungalow as a 4-bedroom home, the client explored options elsewhere, but the proposed designs didn’t fit their taste or the landscape. They returned to us in 2021 to deliver a beautiful design.
Our client’s original idea to add a basement was a costly way of incorporating a guest suite in their new build property. Instead, we suggested altering the roof space to create five rather than four bedrooms. By removing the basement, we kept costs within their budget, and added resale value with more bedrooms.
There are lots of reasons why local residents, businesses or other organisations might object to a project – and nobody wants to upset their existing or future neighbours. Perhaps there are concerns about access, the appearance of the property, or the disruption of the build.
Could the property block the light from other homes, look out of character or impact the local wildlife?
Will it fit the character of the surrounding area?
Collaborating closely and respectfully with all affected parties is the key to a successful planning submission. Often, third parties’ concerns can be alleviated by a conversation, clear communication, or design alterations.
