Meet our new project manager, Christian Warrell

We’re delighted to welcome Christian Warrell to Vernacular Homes, who joins us with a strong track record in managing complex construction projects and a background that brings a distinctive edge to the team.

Christian entered the construction industry in 2019 after more than two decades in the travel sector, where he specialised in crisis management, contracting and product development. This experience shaped his calm, organised and solution‑focused approach – qualities that have proved invaluable in the delivery of demanding residential and refurbishment schemes.

In his previous roles in construction, Christian has overseen a series of high‑profile projects. Among them is the redevelopment of the Royal Victoria Hospital in Folkestone, a major scheme involving the removal of mid‑century additions, full restoration of the original 1899 building and its transformation into 18 contemporary apartments. Delivered during the challenges of lockdown, the project required careful coordination with neighbouring residents and thoughtful preservation of historic features, including commemorative stone plaques and a rare, dumb waiter mechanism discovered during the demolition phase.

Christian also led the construction of eight luxury flats overlooking Hythe, a technically complex build featuring piling, advanced waterproofing systems and new technologies that demanded meticulous planning and oversight. Another notable project was the refurbishment of the visitor centre at HMP Elmley, where he worked closely with prison staff and volunteers to replace an ageing conservatory, install air-conditioning, new flooring and decoration, working in a live environment whilst minimising disruption.

Speaking about his new role, Christian comments, “I’ve been made to feel very welcome at Vernacular Homes. I’ve been particularly impressed with their approach and attention to detail, and how they work closely with the client every step of the way from planning through to completion and handover of their dream home.

“In terms of what I bring to the team, I am a great communicator so expect to work closely with our clients and partners to ensure that projects run smoothly. I also enjoy the pre-construction planning stage where I can identify opportunities or risks to the project and address them early on, such as value engineering or redesigning layouts to maximise living space or to achieve a more efficient construction programme.”
