Barn Conversion, South East Kent


Client Brief

Our client purchased a steel framed barn, currently used for agricultural storage, which they plan to convert into their new home. They brought us on-board to work on the planning, design and build of the property.

Their requirements for the build are:

  • 3 bedrooms
  • 2 bathrooms
  • Large living/kitchen/dining area of around 1200sq.ft

The Project

As well as the barn, our client’s site also includes a bungalow, which they plan to sell to fund the project, and an outbuilding. The barn is currently a very simple shell, with both the back and one end wall still intact, partly open at the opposite end and fully open at the front of the building.

At present, we are at the very early stages of the project, with groundwork preparation currently under way.

Challenges

Due to the poor soil conditions, the project requires deeper foundations than would normally be necessary; we’re digging down to 2 metres whereas the normal depth would be 1.5-2m. Part of the plans also included relocating the existing outbuilding, which was a delicate operation – we did this by rolling it on round poles!

The outcome – updated October 2025

We expect this build to take around 11-12 months – our client plans to move into the barn once completed in 2026.
