Pair of Semi-Detached New Builds, Surrey


Client Brief

Our client owned a barn which they wanted to replace with two semi-detached houses and put on the rental market.

We worked through some options and developed a scheme for a pair of semi-detached two storey houses with low eaves.

The specification for each home included:
– Generous kitchen/living/dining space
– 3 bedrooms
– 3 bathrooms

The Project

The client’s barn was in poor condition and it was not commercially viable to renovate or convert it, so they approached us to demolish it and design two new homes to be built on the site.

We worked with them from the initial plans to final touches, project managing both new homes. The designs were created using our CGI technology – to give the clients a virtual walkthrough, both inside and out. The technology is a fantastic way for clients to experience their new home before a single brick is laid, allowing them to see how the space, light and design will work for their lifestyle; larger windows, moving walls, reconfiguring kitchens – all can be adjusted virtually on screen until clients are completely satisfied with the plans and associated costs.

Seeing this level of detail at such an early stage means that changes can be made before construction starts, avoiding potentially costly amends at a later stage of the build. It also allows us to provide accurate costings before work begins.

Both of the homes were also fitted with air source heat pumps. Many clients opt for these types of heating systems as they are more energy efficient with cheaper running costs. They also run on electricity, which is increasingly generated from renewable sources, and so they produce lower carbon emissions.  

Challenges

The property was close to a busy road, so we had to build a boundary wall. For this, we needed to secure a hoarding license and undertake works to this area within a short timeframe.  

Outcome

The build took 12 months and the result is two smart, modern properties which will make lovely homes for the new tenants.
