Client Brief

This client was looking for design ideas for a new home in the back garden of their existing land. The garden extended to a rear access on which they had built a small double garage. In view of a number of rear garden developments within the village, the client approached Vernacular Homes to produce plans for a new home for them to move into.

The client had researched their project extensively and had a number of different systems and products they were interested in for their home – these included:

  • A timber frame
  • Photovoltaic solar panels
  • Mechanical ventilation and heat recovery systems

Planning was approved with the build set to commence in the near future, managed by the client.

Planning Ideas

Unique design
The best new build homes make the most of their position and location. This property is in many ways an unusual design as it will wrap around the corner of the site, creating a large rear garden with the living space connected to the outdoor space.

Light and views
The rear of the house will feature sky lights and large windows across the width of the property to make the most of the natural light and views of the garden. The design for the front of the house includes narrow windows to create privacy and reduce heat loss.

Challenges

Nearby developments had been resisted by the local authority on the grounds of their impact on the Area of Outstanding Natural Beauty (AONB) but some had been granted on appeal. By thoroughly understanding the local context, we were able to design a house that was both aesthetically pleasing and considerate of its impact on neighbouring properties. Although it was initially rejected due to its location within the Area of Outstanding Natural Beauty (AONB), we successfully addressed this issue during the appeals process.
