Client Brief

Our client purchased a plot of land including a bungalow as a development opportunity and approached us to help with the planning, design and build. The plans include demolishing the existing property and building two new homes in its place, which they intend to sell.

Each of the two detached homes will include:

  • 5 bedrooms
  • 4 bathrooms
  • Large kitchen/dining/family room
  • Separate living room and home office

Work starts in summer 2025, with the properties due to be ready for sale in summer 2026.

The Project

Our client tasked us with providing ideas to develop the site, making the most of the land and space available to create an attractive end result, as well as maximising their return. As new builds are VAT exempt, it was more financially viable to demolish the existing bungalow, rather than attempt to work with the existing structure. Due to the size and location of the plot, the plan is to develop two large, detached properties, finished to a high specification in keeping with the local housing market.

Our plans also include an air source heat pump and solar panels in each home, to increase energy efficiency and future-proof them as energy technology is changing.

Challenges

The challenge was to develop a scheme for the site that would gain local authority approval for two substantial new builds, optimising the site’s potential and ensuring maximum property valuation for our client.

To achieve this, we designed a house featuring a fairly large flat roof section at first floor ceiling level, which not only maximized internal space but also helped keep the overall height of the building down. This approach allowed the new housing to appear proportionate and in keeping with the surrounding properties.

Work on this project is underway and is estimated to take around 13 months.
